Springpoint serves people over age 62 with low or moderate incomes who meet federal income limits. It’s part of our mission as a not-for-profit organization founded on service to others. We have one of the most respected networks of affordable housing in New Jersey. Our carefully maintained communities feature:
- Private unfurnished apartments
- Entryways with card-access security for peace of mind
- Easy access to transportation, shopping and medical facilities
Residents pay rent based on 30% of their adjusted gross annual income. (Below-market, flat-fee rents apply at Samuel Miller Senior Housing Community and for some apartments at Asbury Tower.) Income guidelines are established by the Department of Housing & Urban Development and vary by county.
To apply for residency, you must directly contact the community you are interested in.

Our affordable housing communities are usually 100% occupied, with high demand for apartments. At the same time, the qualification process can be lengthy. By applying now and getting on our Waiting List, you can be ready when an apartment becomes available.
